As Menard, Inc's final plans of 'The Market at Medina Line' indicate, the development [plans here] stands to significantly impact Granger township and nearby areas. After its approval in April 2021, we have attempted to appeal that decision based on a number of concerns. Our appeal was contested by our township and Menards and dismissed by the Medina County Court of Common Pleas, based on a lack of standing, November 2021. Since then, we appealed to the 9th District Court of Appeals and subsequently requested a hearing by the Ohio Supreme Court. Neither route proved favorable, but we are not without hope. Please join us in letting Menards know that their development is not needed in Granger Township!

  • What we ask for, at minimum:
    We ask that the township: 1.) An independent traffic study 2.) Conduct safety and environmental impact assessments 3.) Develop a fair estimate of the financial benefit to the township The results of these analyses would provide crucial insight into how to best to proceed with development preparation and execution.
  • Why the Menards proposal is different than every other business in the PDD
    Simply put, the scale of this plan is greater than any other project to date. It includes 2 super stores: Menards, and possibly a Meijer, 13 storefronts and 1-2 light manufacturing facilities. This will draw a significantly larger amount of traffic to and through Granger, which is still supported by a volunteer police force and fire crew.
  • Won't Granger benefit from tax revenue?
    There are several factors that need to be considered before an accurate picture of the tax impact can be produced. Unfortunately, there seems to have been no public cost-benefit analysis made. However, in Brimfield township (near Kent, OH) public infrastructure to facilitate the recently completed Menards development exceeded initial cost predictions: https://www.record-courier.com/story/news/2022/06/07/portage-commissioners-alter-tax-agreement-brimfield-maplecrest-portage-county-ohio/7497588001/ . Further, a recent Summit County traffic study indicates that the rt18 and Medina Line intersection is the 2nd most dangerous in the county: https://www.beaconjournal.com/story/news/traffic/2022/12/28/crash-report-for-akron-area-shows-increased-injuries-high-fatalities/69741147007/ . If the proper roadway adjustments aren't made, this problem could be exacerbated. It's also essential to consider that any tax revenue will be shared by all the county school systems.

We've looked at a number of aspects of this development proposal, most of which are described in our letter to the public 'What We'd Like To Say About The Market at Medina Line'. Though we understand the slight convenience benefit to Granger residents, there are many other concerns which could (and likely would) negatively impact our and surrounding townships. We've outlined those by topic in brief below - please take a look at them. Additionally, there are several articles we've come across (accessible from our blog) which validate our concerns which are also worth considering. 

Lastly, we believe it's worth acknowledging that one of the primary features that makes Granger as desirable as it is, is its rural character, with proximity to modern convenience. The Menards development significantly detracts from that appeal and further greatly reduces the utility of the land available. If instead, it was utilized for small, environmentally appropriate commercial building, residential development and community recreation space, Granger could better retain its value for the present and future.
